Completion is the start of the property’s operating life.
Long-term stewardship concerns the parts of a development that continue after handover: maintenance, replacement, landscape maturity, shared-area operations and the information needed to look after the building properly.
Design access for maintenance
Facades, roofs, plant, drainage, landscape systems and common areas need safe, practical routes for inspection and repair. Maintenance access is much cheaper to solve on drawings than after the building is occupied.
Plan for components to age and be replaced
Finishes, equipment, sealants, pumps, lighting and landscape elements have different service lives. Selection should consider replacement and availability, not only first installation.
Hand over information as carefully as the building
Operating manuals, warranties, commissioning records, keys, access information and maintenance responsibilities help the property move from construction to normal use without losing knowledge held by the project team.
