The quality of a residential building begins with orientation, proportion, circulation, privacy and a form that can be built and maintained properly.
Orientation before appearance
Sun, prevailing weather, views, neighbouring buildings and the shape of the site influence where rooms, openings and outdoor spaces should sit. Facade design is stronger when it follows those conditions instead of being applied after the plan is fixed.
Plans that work at normal speed
Entrances, corridors, stairs, lifts and rooms should be understandable without effort. Furniture, storage, door swings and privacy need to be considered at the same time so that a plan is useful when occupied, not only efficient when measured.
A buildable envelope
Balconies, windows, roofs, shading and wall systems have to manage weather, movement and maintenance. Details should suit available workmanship and realistic replacement routes. A difficult facade detail that cannot be executed consistently is not a premium outcome.
