Know what is being purchased
Confirm the unit, floor, area basis, parking or storage rights, specification, common areas and any material that is expressly illustrative. Marketing images should not be treated as the contract.
Read payment and change provisions
Understand reservation terms, instalment dates, default provisions, permitted design changes and what happens if programme or specification changes. A qualified adviser should review the actual agreement where appropriate.
Prepare for handover early
Ask what completion evidence, snagging process, warranties, service-charge information and utility arrangements will be available. Off-plan ownership becomes practical when the transition from construction to occupation is clear.
