Check how the site connects
Road access, public transport, walking routes, nearby services and the reliability of approach roads affect daily use. A prestigious address is less useful if access is difficult or servicing conflicts with residents.
Read the physical ground
Boundary surveys, levels, soil conditions, drainage paths and existing vegetation can materially change buildable area and cost. Early site evidence should be reviewed before a concept is treated as fixed.
Compare the neighbourhood with the brief
Surrounding building types, noise, future development, views and local demand help determine whether the proposed product fits the place. Site selection is a match between land and brief, not a ranking of locations in isolation.
