Set the baseline
The team needs an agreed brief, coordinated information, programme assumptions and clear scope boundaries before major procurement commitments are made. Gaps are cheaper to resolve in the baseline than through variations after work starts.
Manage interfaces and change
Contractor packages rarely meet neatly on paper. Structure, facade, interiors, services and landscape all have interfaces that require named owners. When a change is necessary, its cost, programme and design consequences should be understood before approval.
Close the project properly
Commissioning, defects, manuals, warranties, keys, training and outstanding works need an organised close-out route. Handover should transfer a usable building and the information required to operate it, not simply signal that construction activity has slowed down.
