Establish the land record
Available title or ownership information, boundaries, access rights and known restrictions should be identified early. Where professional verification is required, that work should happen before the acquisition case depends on an assumption.
Read the site physically
Levels, drainage, existing structures, vegetation, neighbouring uses and infrastructure can change what is practical. A site visit and appropriate surveys help separate apparent opportunity from actual buildable capacity.
Test the development fit
The land should support a credible brief, approval route, programme and commercial case. Azari does not treat acquisition as complete diligence; the decision should remain subject to the evidence appropriate to the transaction.
