Building Services Coordination
Building services need space, access and coordination.
Power, water, drainage, ventilation, cooling, fire systems and vertical transport are planned with the architecture so equipment can operate and be maintained without compromising homes.
Reserve the space early
Plant rooms, risers, ducts, meters and maintenance clearances compete with other uses. Late service coordination usually produces awkward ceilings, lost storage or inaccessible equipment.
Coordinate distribution
Pipes, cables, drainage and air paths should be reviewed against structure, waterproofing, interiors and fire requirements. Repeated penetrations and clashes are signs that the systems are not yet resolved.
Design for maintenance
Filters, valves, panels, pumps and major equipment need safe access. Replacement routes should be considered for components that may not fit through normal occupied spaces later.
