Identify the likely future buyer
Price band, property type, location, financing availability and documentation influence who may be able and willing to buy later. This is worth considering before acquisition, not only when the owner wants to sell.
Keep ownership records usable
Title and transaction records, maintenance history, service-charge information and property accounts can make a future buyer's diligence easier. Missing records can slow an otherwise straightforward sale.
Model a slower exit
Real estate is not continuously liquid. An investor should be able to hold the property longer than planned and should consider selling costs, negotiation time and market conditions when testing an exit scenario.
