Verify the property
Ownership or tenure, project status, approvals, specification, price and transaction documents should be reviewed for the actual property. Where independent legal or technical review is appropriate, the investor should obtain it.

Verify the financing
A lender's approval, valuation, rate, fees, security and repayment terms come from the lender. Website examples and calculator inputs are not credit offers.

Verify the operating case
Rent, occupancy, management cost, operating expenses and future value are assumptions until supported by actual contracts or performance. Scenario analysis should include weaker cases as well as preferred outcomes.

Understand conflicts and fees
